The Opportunity (The "Find")

 Through a direct-to-vendor approach, we identified a 2.2-acre site currently operating as a low-yield vehicle storage yard. The site was unlisted and the owner—a retiring local businessman—was unaware that the local "Thurrock Local Plan" had recently re-designated the area for "High-Intensity Employment Use." 

The Challenge (The "Value-Add")

 The site had significant "legacy" issues: an aging 1970s warehouse with asbestos roofing, limited power capacity (only 100kVA), and a complex boundary dispute with a neighboring rail-link 

Our Intervention (The "Deal")

 Discreet Negotiation: We secured a 24-month Option Agreement for our investor client, locking in the purchase price at "current use" value (£3.2m) rather than "consented" value.

  • Technical Due Diligence: We coordinated a "Pre-App" with Thurrock Council, successfully arguing for a 45,000 sq. ft. high-bay Grade A warehouse.
  • Power Play: We identified a nearby substation and negotiated a power upgrade to 1MVA, essential for modern EV-fleet logistics.

 Acquisition Price: £3.2m (Off-Market)

  • Planning Uplift: Consent granted for a flagship logistics hub.
  • Current Market Valuation: £7.8m (Post-Planning)
