ABOUT WHITECASTLE

Good Property Decisions Begin With People.

I’m Troy Darvell. Whitecastle is my family-run land and commercial property business, built around clear conversations, useful connections and opportunities with a purpose.

A PERSONAL APPROACH

Your Ambitions.
A Considered Route Forward.

A property opportunity can look straightforward on paper and feel very different when it is your land, your capital or your next project. My starting point is to understand what matters to you before discussing a route forward.

Whitecastle works with landowners, developers and investors to identify and explore land and commercial property opportunities. Essex and the Home Counties are at the heart of our work, supported by relationships across the UK.

Sometimes the useful next step is an introduction. Sometimes it is a clearer brief, a different use or further professional investigation. The aim is to move forward with a better understanding of the opportunity and the work still required.

A DIFFERENT VIEW OF THE OPPORTUNITY

Look Beyond The Headline.

Three official measures help explain why we look at existing buildings, different housing tenures and the communities around a site. They provide context, rather than a forecast for any individual property.

754,264

Vacant dwellings in England on 6 October 2025.

Existing property deserves attention alongside new development land. Vacancy alone does not establish that a building is available or suitable for redevelopment.

5 million

Privately rented dwellings in England at 31 March 2025.

Housing serves different needs. A scheme’s tenure and intended users belong in the discussion from the outset.

8.3%

Population growth across the East of England between the 2011 and 2021 censuses.

Understanding local communities adds context to site selection. This is a historical regional measure, not a current growth forecast for Essex.

Homes and shared spaces at the heart of a community
BUILDING VALUE, CREATING COMMUNITIES

A Worthwhile Scheme Should Belong To its Surroundings.

We are interested in opportunities that give land and buildings a more useful future. That can mean commercial space brought back into use, well-considered new homes, or a redevelopment that improves an existing neighbourhood.

Where a site and an operating partner are suitable, assisted care and social housing opportunities can also form part of the conversation. The purpose is to consider both commercial viability and the people who will use the finished space.

OUR AREAS OF INTEREST

One Site. More Than One Possible Future.

Land for new homes

From individual plots to larger residential opportunities, with an early focus on access, context and the information needed to explore the planning position.

Commercial reuse

Underused buildings and mixed-use sites that may offer a different long-term role, subject to the right approvals, design and delivery considerations.

Places to work & belong

Commercial and employment uses, alongside housing-related opportunities where there is a suitable need, location and partner.

AN INFORMED START

Evidence Helps Us Ask Better Questions.

Useful starting points include council planning histories and policies, local brownfield registers, population and housing data, and site-specific information supplied by the owner.

England’s Planning Data brownfield dataset is one public source for exploring previously developed sites. Coverage and records vary; every opportunity needs its own checks.

Planning systems and data sources differ across the UK. We use the relevant local authority and national sources for the location being considered.

Clear conversations

A useful explanation of the opportunity, the gaps and the next steps.

Commercial realism

A focus on what could work in practice, with specialist advice brought in where needed.

Respect for the place

Consideration for the communities, occupiers and businesses affected by development.
